Full second-story additions and partial dormer expansions across Hartford and Tolland Counties. Engineered for your existing foundation, designed to match your existing roofline.

A second story is often cheaper than moving.
You love your neighborhood, your school district, and your commute. You don't want to leave. You just need more square footage. A full or partial second-floor addition gives you the rooms you need — and adds significant value to your home.
Lagace handles the engineering, permits, and construction in-house. We assess your existing foundation, plan the structural reinforcement, design the new floor plan, and build it without your family relocating.

Common questions.
Will my existing foundation support a second story?
Most concrete-block or poured foundations in Connecticut support a partial or full second story with minimal reinforcement. We engage a structural engineer to assess your specific foundation as part of the design process. If reinforcement is required, the cost is included in your written estimate.
How long does a second-floor addition take?
A partial dormer addition runs 12-16 weeks. A full second-story add runs 5-8 months from foundation reinforcement through certificate of occupancy. We provide a detailed weekly schedule.
Can we live in the house during construction?
Usually yes — depending on your existing layout. We tarp and seal off the work zone and minimize disruption. Some families relocate during the framing phase (2-4 weeks); most stay in place for the rest.
How much does a second-floor addition cost?
Partial dormers typically run $90,000 to $200,000. Full second-floor additions run $200,000 to $400,000+ depending on size, finish level, and structural scope. Every project gets a written line-item estimate.
